Questions, answered
Do I need 20% down to buy my first home in Ontario?
No. For homes priced up to $1.5 million, the minimum is 5% on the first $500,000 and 10% on the remainder. Any down payment under 20% requires default insurance from CMHC, Sagen or Canada Guaranty.
What additional closing costs should I plan for?
Plan for land transfer tax, legal fees, title insurance and a home inspection. Closing costs add up to a few percent of the purchase price, and buyers in the City of Toronto pay a second land transfer tax. I send you an exact estimate with your pre-approval.
